I'm your consultant / advisor, I am your negotiator and I am your transaction manager.
As your consultant, you hire me to sell your home for the best price and terms possible and you do this in a time period that works best for you, and getting all this done in a way that minimizes stress when dealing with high levels of complexity.
My second role is I am your negotiator. As your negotiator, you pay me to treat your hard earned money like it's mine and the time will come to save you and make you money. I'll be your pit bull protecting your interests.
My third role is, I am your transaction manager. As your transaction manager, you're hiring me to handle the 100-150 phone calls, hundreds of text messages and emails, you're hiring me to lead and organize the 40 plus different people from 14 different industries that will get actively involved in the coming days and weeks ahead. Selling your home now requires 40-50 signatures and initials and you're hiring me to make sure every "I" is dotted and every "T" is crossed then my role is to protect you from making a costly mistake. If that's what you want, then you can now relax. All those phone calls, emails and texts, all the people and signatures... It's all my responsibility. That's my role as your transaction manager!
A function of price is time... If you want to sell your home in 30 days, there's a 30 day price and I can show you all data, facts and figures that support that. There is also a 30-60 day price and there's data, facts and figures to support that. Then there are the homes that take 90 days or longer to sell.
